Asbestos surveys are essential for the client/duty holder to successfully manage asbestos.
Asbestos Management Surveys are primarily conducted within Commercial & Industrial businesses, Leaseholders or Freeholders occupying and purchasing property and Residential Home Purchasers.
This type of survey is in place to meet the requirements under Regulation 4 of the Control Of Asbestos Regulations 2012 (CAR2012), “Duty to Management”. The regulation places a responsibility on those who manage property to have an understanding of what asbestos containing materials (ACM’s) are present within the property so as to managed them safely. Since 2004 It has been a legal requirement for all non-residential properties to have an asbestos management plan in place in order to protect the health and safety of workers undertaking maintenance on that property.
Asbestos inspections are now also required when handing a leased building back or when buying or selling a property. Solicitors or surveyors will now commonly ask for an asbestos survey when acting on behalf of the clients when buying or selling a property to give their client a better understanding of what ACM’s are within the building.
Providing any ACM’s found remain in good condition and do not pose a threat during normal occupancy, a management survey is designed to provide all the information needed to manage and monitor asbestos-containing materials.
A management survey is not suitable for construction or refurbishment work, or extensive maintenance work.
